This condo was a great place to stay on our vacation! It was very clean and all the staff was amazing! Very nicely decorated we had everything we needed! I do not have not one complaint! We will be trying to stay here again! Views were amazing too!

Very poorly stocked, no cell service/2 ppl could use wifi at a time, pay $52 to park but when someone hit my car in the CRAMPED prking garage they couldn’t do anything about it & didn’t know who to call about it. No cameras in garage either. Neighboring balconies could see into ours very plainly. Lazy river and indoor hot tubs was awesome & clean

It was our first time in Orange Beach and this resort was very nice. We all loved the lazy river and the jacuzzis, when we could get in one, because almost every night there was a group of people in each jacuzzi partying and not letting others enjoy them. Also, the elevators were very congested Saturday when we got there and if they closed the pools. They need more elevators or they need to figure something out with them. For our actual condo, it was ok. It needs updated badly, the furniture, the pots and pans and cooking spoons. The furniture is filthy dirty, the beds weren’t very comfortable, the inside of the cabinets aren’t very clean, there’s mold in the showers, and the condo itself just was not clean at all. If we walked around barefoot our feet would get black within minutes or our white socks would. There was still sand all over the floor. Some of the towels were dirty. It just didn’t even look like someone had cleaned it. If I pay someone $265 to clean my condo I would expect it to be clean not half assed. But other than the condo not being very clean, overall it was a nice resort.

The vacation was great and we really enjoyed our stay. There was a couple of things that were disappointing like having to pay $102 to park 2 cars after already paying $2700 for a 3 night stay. The condo was awesome but in need of some updating like the refrigerator. The water and ice maker did not work at all. There was an additional icemaker but not filtered water. Also, we reported that a remote was missing from one of the bedrooms and in another bedroom the TV wasn't working. No one ever came to check on that. We finally restarted the dish and got it working on the 2nd day.

I should have read the reviews more closely. My family was looking for a rental with a lazy river. We got the the lazy river but this condo is a dump. 1. The living room furniture is filthy. We put sheets over the couch and loveseat just to be able to sit on them. The chairs we draped with towels.2. We bought flat boxes at Walmart to place under the mattress topper of the master bedroom to attempt to give it some structure.3. The floors are filthy. Fresh out of the shower your feet will turn black from the floors. I took photos of the filthy mop and bucket in the laundry closet.4. The patio table has black mold.5. The master shower floor was so slick, we placed a hand towel on the shower floor so that we would not slip down.6. All of the TV remotes were empty of batteries. We replaced them.7. All of the toilets were not senior citizen friendly. Meaning, they were too short.8. There was no need for coasters as the furniture was already so scratched the owner must think there is no need to protect it any longer.9. This building is in a location for poor cell phone reception.We made no attempt to contact the rental manager because there was no way the problems with this unit could have been corrected during our stay.I repeat, THIS UNIT IS A DUMP.

The condo was in the perfect location and had amazing views. The room we stayed in could of been cleaner and the bedding needed to be washed when we got there it smelt like they hadn’t washed the sheets. No remote worked on the 3 TVs except for the one in the living room area. Wish the condo had there own beach chairs and you didn’t hav e to rent them but other than all that we had an amazing time.

I frequently stay at this rental property, but not this particular unit. Rental agent has always been accommodating, very informative and professional. She is super quick to respond to any questions. Staff on site are always friendly and helpful as well. Rental property has everything you could possibly need to accommodate your stay however long. This particular unit was overall great, but it does need some minor upgrades. Take into account, this is just a personal opinion, because I have stayed in other units. Chairs in living room are noticeably worn. Dark wood doesn't make me feel like it's very beachy, but that's just me. I'm OCD, so the mismatch light fixtures were drawing my attention more than I like. Sorry! We had no problems with any appliances or plumbing in the unit, and it was clean. Places I recommend to go are The Diner, The Hangout, and LuLu's.

The Phoenix West facility as a whole never disappoints. We’ve stayed in many condos in the OB/GS area and this is our favorite due to location and amenities. The unit itself was set up as described, adequately and sufficiently. Our only complaint was cleanliness. The floors were rather filthy. As soon as we walked in and took our shoes off, you could see our socks getting black - to the point they are now stained. And we have dogs at home so we can handle a little bit of dust and dirt but this was excessive. We tried to find the broom to clean the floor ourselves and it was broken in two near the brush and shoved in the closet that way. So we had to purchase our own to use for the week. We also clearly stated we had 8 people staying in the unit for a week and they only gave us a couple of washcloths for the group. While these are rather minor things, it’s things the cleaning agency should be on top of and be taking care of, especially when you pay as much as the rental rates are for these units. Other than that, our stay was exceptional as always.

Loved the location as far as the pool, lazy river, view, etc. The kids had a blast the entire week that we were there. The living room rug and club chairs could use a deep clean. Remotes in living room did not have working batteries. Had to take some from other remotes to watch tv. Could not get one of the living room lamps to come on. No broom in the unit. Only a mop and no bucket. Really needed a broom to clean up sand since we were there for 7 days. The dryer also took several cycles to dry a load of clothes. Master shower only had one working shower head. This unit could definitely use some TLC, especially for the price. Other than that, we thoroughly enjoyed our stay and will return to the Phoenix West.

We loved our spacious condo. Especially nice to have large bedrooms and four full bathrooms. 1208 is nicely decorated without being cluttered. The lazy river is perfect for families with children. We spent part of each day enjoying the beach and then the lazy river. The perfect end of our day was sitting around the lazy river while our grandchildren floated in tubes and played on the slide. Although our condo was great I would suggest housekeeping could be better. While looking for one of our toys we found another toy under a chair from a previous tenant. This was a chair that could easily be moved and swept under. The microwave light as well as the stove light needed to be replaced. All the before mentioned are easy fixes and should be checked before a new family arrives. Overall this condo is wonderful, our stay was wonderful and I would definitely consider staying here again. You cannot beat Phoenix West!

The place was very nice but it was not clean. The floors were nasty. You could see the dirt under the cabinets edge. The grandbaby would have black knees and hands when he crawled around. The den furniture was dirty as well. Everything else was very nice. about the place.

Very nice 12th floor condo with a few things that could be improved upon. Furniture condition was average, had a few stains, could use cleaning, living room rug was pretty well worn but otherwise condo appeared clean. Bring your own toiletries, which we did, as there was minimal hotel like soaps and shampoo. Had a few basic pots/pans, didn’t see any cooking staples. Only 1/2 roll of paper towel present and only garbage bag was the one in the waste basket which we easily filled by our 4th day there, a spare would have been nice. Had washer/dryer and a vacuum. As far as accessibility meaning for a wheelchair - the entry door and all master and bedroom doors and one other bathroom were (36” wide ) and accessible for an adult power wheelchair. Master bath is in its own closet and not w/c accessible. The toilet in hallway bath was extremely loose making unsafe for our w/c user to use. He had to go to pool bathroom to use toilet and pool is only open till 11pm , certainly not ideal but it worked. No grab bars anywhere in condo. The balcony is nice, spacious but has approx. a 2” lip on inside and a 6” step down to balcony floor making it completely inaccessible for wc users. I’m sure all condos in this building are like that for weather protection. Otherwise, the open floor plan made w/c use easy. The zero entry pool was very nice. Indoor pool does not have a lift. The pool areas and the building, including parking garage appeared to be very well maintained. Located near the state park between Gulf Shores and Orange Beach near many restaurants but not really safe to walk anywhere due to hi flow traffic and no sidewalks. Overall we enjoyed our stay and will better know what to expect when renting a condo in resort area.

The unit was beautiful and decor was super cute & up to date. Everything was very clean. I did call the rental company, Phoenix Rentals, to ask about getting more towels/washcloths and they never returned my phone call. My biggest complaint is the parking!! I realize it was peak season and parking is limited, but if I paid $35 for a parking pass I should be able to park in the parking deck. On three occasions we had to park out by the road. Both times, the next morning someone was knocking on our door, by 9:00am, to come move our vehicles to the
the parking deck.

The master shower has black mold around the bottom and around the door, you may want to check on it. Check in time took over 30 minutes with only two people in front of me.

Upon arriving to the room there was a musty smell like no one had used this unit in awhile. This could also be confirmed by the layer of dust on everything. Not a huge deal. As we are getting settled in one of our young children need to go to the restroom. She calls for us and there an unflushed toilet with feces left in it. So I flush and guess what a backed up toilet in a room that was supposed to be just cleaned. Call number and advise of situation and they send someone. He shows up and says he has the problem fixed. He leaves and I go check to make sure the toilet is working properly and I find a wet floor and feces smeared all on the toilet and floor. He had also used every towel in the bathroom to attempt to clean up I guess. He left said towels for us to clean. Also the fridge and freezer lights did not work. End table had been broken and had screws hanging out where they rigged it back together. Dining table was also in poor shape. The pictures make this unit look very nice but it as nice as it appears. Overall for the price paid we were very underwhelmed by this unit.

Initially pleased with our stay, until power/AC went out on Thurs forcing the building to be evacuated till Mon - things happen although extremely dissatisfied w/the handling of the event, lack of providing alternate accomodations and the unwillingness to refund addl incurred expenses with having to move into 3 hotel rooms, spoiled food, chair rentals, etc.

The property is fun as always but the condo didn't have enough supplies, towels, cooking utensils. Needs cleaning & some of the wood is rotten at the bottom of the cabinets. Needs some TLC.

Loved the place! Very spacious and loved the big windows overlooking the ocean. Patio had amazing view of the ocean. Was nice the washer and dryer were in the unit. Would definitely want a unit overlooking beach. Would stay again!

Very nice, updated condo right on Orange Beach. Very close to nice restaurants and family fun center. Would recommend for sure.

We always to Phoenix West for vacation in Orange beach. We love the people, the area and especially this condo! There were plenty of cooking essentials, the linens were clean, plenty of space, nicely decorated and that master bed was the most comfortable I've ever slept on in my life! We will definitely be back!

Overall experience and stay was good. The only main complaints are that the beds are not comfortable and the dryer needed a few cycles for the clothes to be dry.

The condo was beautiful and so clean. We did have issues with the kitchen pots and pans. Also there was a lot of difficulty finding the carts at check in and check out. We loved our vacation and plan to come back.

We come to Phoenix West every summer. This condo is one of our favorites. Owner has done a nice job of decorating, unit was clean, kitchen stocked. We come here because of the lazy river and slide and pools. Found the amenities here to be the best in OBA.

Condo was just as nice as pictured. The building is a great spot for families. Would definitely return to this condo.

It was a very nice property with very friendly and accommodating staff. My biggest disappointment was that the outside pools were not heated so the kids could not use them. It was a shame that this was the case when there are so many people there at that time of year. You can't control the weather but you can control the pool temperature to make it a more enjoyable stay. It was great having an indoor pool but it was so crowded it was hard to use and you don't travel that far to stay indoors.

We stayed with a total of four adults and four kids... there was enough room for everyone and we loved the layout of everything. The lazy river was nice and so was the indoor pool/spa. So close to the beach and close to groceries/restaurants. Will definitely come back.

This unit felt nice and new. We enjoyed our stay and even extended our trip a little longer because we hated to leave. Property manager Casey was great to deal with. We hope to come back soon.

WE were very pleased with Phoenix West and all its amenities. It is my favorite place to stay. We were very disappointed with the condo. The floors throughout were very dirty. If you walked barefoot, the bottoms of your feet were black. The furniture was not as comfortable as some places we've stayed. The kitchen cooking utensils were in poor shape.

For a stay of 5 days for 6 people, the mgt co. provides 1 trash bag, 1 dishwasher pod, 1 roll of toilet paper per bathroom and no tissues. We had to buy all of those products our second day. When one bathtub didn't drain the desk gave a number we could call, but did nothing to help. At the price of this condo, it should be fully stocked with everyday supplies. Dollar General purchases should not be necessary. And, the plumbing should be working. To then be charge $190 for cleaning is insult to injury. We have been renting condos for 20+ years, and this is the 1st time we had to buy our own supplies. Its just a really cheap, annoying practice. What's the cost of providing necessary products for a 5 day stay? Not much, and we would not rent from this mgt company again, nor would we recommend it to friends and family.

The place is just like the pictures. Clean, spacious and comfortable. It was just the two of us in this unit so we were spoiled with way more space than we needed. Loved the chaise on the balcony for morning coffee. Views are to die for and we saw dolphins swimming out in front of us almost every morning. Kitchen was well stocked. The heated indoor pool in the winter is a nice treat and the hot tubs were great after some of the colder mornings walking on the beach. Hated to head home.

Easily the most spacious, clean and beautiful condo we’ve ever stayed in. So much space. Beautiful views. Plenty of room for a large group. We loved how each bedroom had its own bathroom. Wish we could’ve stayed longer but are hoping to return again. Some things to think about: we booked this in a hurry and did not read the fine print. Your per night total will double after cleaning and administrative fees. Also, there were no extras.... for example each bathroom had one roll of toilet paper. Not a big deal because we were only there for the weekend. Be prepared to pay $27 to park, too.
Too cold to enjoy the pools and lazy river but they looked wonderful. Again, hoping to return!

The condo was beautiful with a wonderful view! It is very roomy and nicely decorated. 3 couples went together, everyone has a room with their own private bathroom. The furnishings were in great shape! The beds were super comfy and clean. We loved being on the beach. The lazy river was nice too. There was a leak in the kitchen, maintenance came right away to fix it. We definitely would return to this beautiful condo!

This is a great unit. Updated, clean and very well stocked with everything we needed to cook. Plenty of seating for everyone and room for everyone to spread out especially with the 4th bathroom which was a huge help for our girls trip. The lazy river is just the best. We'd spend our mornings down on the sand and then the hot afternoons floating. Casey had some great recommendations for us. Cobalt was a great place for our group. Such a great time reconnecting and recharging. Several of us hope to rent this unit next year when we come back with our families.

We had a great time during our stay. The condo is very spacious (much larger than we expected!) and we had plenty of room for all of us. The beds are comfy and there were plenty of dishes and cookware.
This condo is in a great location as well. The only thing we really found lacking were the 2 chairs in the living room. They desperately need to be replaced.

Property was wonderful especially the lazy river, very relaxing! The condo was great as well, however, the living room couch and chairs desperately need to be replaced. Feathers were coming out of the couch and both the chairs and couch were so worn out, you literally sunk into them. Very uncomfortable. Other than that great condo!

This property was perfect for our family! Condo was in great condition, lots of space and the amenities were absolutely amazing! My children really enjoyed the lazy river and the slide! We grilled out and loved the family atmosphere. We were concerned with how the beach would be since it was more towards the gulf than we had been before and unfortunately it was the one negative for our stay. The beach was clean but the water was dark and murky. We did see numerous jellyfish and we were bitten by what people called sea lice/sand fleas?! They were horrible and we were not able to get in the water much at all which was disappointing. However, we did see dolphins every morning from our balcony! Overall the area and the condo were GREAT!

We have stayed in several Phoenix West units and this one is, by far, the best one! The furniture and beds are comfortable, the kitchen had everything we needed to prepare meals the times we did not eat out (recommend Big Fish Restaurant) and the views are spectacular, particularly at night over the lazy river.

The unit was nicely equipped but some issues can up during the stay.The AC unit fan ran all the time we were there even when it was set to auto. The floor was dirty and when you walked across it your bottom of your feet would turn black. No hot water after the 2nd person showered unless you waited 2 or more hours. I have stayed with Phoenix Rentals several years and nothing but true pleasure and cleanness until this unit. Not dissatisfied just not up to their usually standard.

We had a great time at Phoenix West! The condo was beautiful and well furnished. The layout was perfect, and the fourth bathroom was an added bonus! We used all of the amenities - especially the lazy river! Security was visible all day and night, the beach service very helpful, and we were close to grocery stores, the outlet mall, and great restaurants. The property manager was fabulous and very helpful. We did't want to leave and hope to be back next year!

Our stay was enjoyable. The condo was clean and spacious. There were plenty of activities to keep the younger ones entertained. Great location overall. The only thing that disappointed us was the fact that the bathrooms were not well stocked with towels and wash rags, and the kitchen was not well stocked either with dish towels and dish rags.

The condo was extremely spacious and the location is fantastic. The view from the balcony is amazing. It was extremely nice having 4 bathrooms! All of the bathrooms are large and very spacious. The washcloth and towel quality are severely lacking though - very rough and we have had nicer towels at a three stay hotel. The property is well maintained and has a lot of great amenities. The parking garage is a bit of a nightmare but aren't they all.
The living room furniture is quite worn but very accommodating. The kitchen is spacious and is well stocked. The stove took forever to heat up and the kitchen appliances definitely need updated. The main Master bedroom bed was extremely uncomfortable; had many low spots where it is very worn out. All of the bedroom linens were also very worn. My biggest complaint is that I didn't feel that the condo had been cleaned properly prior to our arrival. The showers had pink mildew in them and the soap scum was very apparent. The bathroom sinks had hair in them, the litchen counters were sticky and there were some dishes that had been put away in the cabinet that were still dirty and the floors were very dirty( they has obviously not been vacuumed well and definitely not mopped as they were very sticky and obvious dirty spots. I had to clean and go purchase a cheap mop the first day of my vacation.
Overall, the condo and property were great and we had an amazing vacation. Just proper cleaning, a few touches and updates to the condo would have made it perfect. Especially for the high amount of the rental.

The condo was much more than we expected 4 full bath for 4 ladies. The extra ice machine. Only 1 negative and that was taken care of IMMEDIATELY when reported. (the floor was very dirty and under the beds had dust bunnies)

Great size but unfortunately it wasn't very clean. The master bedroom shower wasn't cleaned very well or cleaned at all. Bedroom was dusty and the comforter was old and worn out. The couches had old food and sand under them. I also saw left over cigarettes on the patio from previous guest. The property was good and seemed clean and taken care of but the actual condo was not very clean. Disappointed with the cleaning fee amount we were charged to find our condo was not very clean upon our arrival.

Love Phoenix West. Plan to stay there again, but not in 1208. There were issues with cleanliness, poor upkeep in general. We don't recommend this unit.

2 out of the 4 bathrooms had not been cleaned. Especially toilets still had urine on the side of toilet. Floors were sticky and sandy. Several lamps did need bulbs replaced. Also noticed some power outlets did not work. Master bedroom cable box did not work at all. Kitchen blender was very dirty and nasty. I have to be honest for that everyone gets charged $300 cleaning fee, it was not clean at all.

Overall a great vacation experience for our family! Great proximity to a beautiful beach and lots of fun for little ones. Great view. I think improvements could include: full week supply of toilet paper (I was surprise we had to buy this), better kitchen utensils/amenities (pots and pans/dishes), and the bedding could use some upgrading. Better pillows/sheets. Appreciated the prompt response with questions/snags we incurred.

Much needed time away from work to relax with some co-workers and clear our minds so we could begin new year refreshed. Nothing better than sitting on the balcony listening to the waves!! Perfect location - close to everything we needed - restaurants, stores, movies, shopping. Condo furnished beautiful - very spacious.
